<h2 class="wp-block-heading"><span id="toc1">固定資産税(新築の家にかかる税金)について</span></h2>



<p>固定資産税には、<br>・土地にかかる税金<br>・家屋にかかる税金<br>があります。</p>



<p>それぞれ、資産の価値(＝課税標準額)の1.4％が税金として取られることとなります。</p>



<h2 class="wp-block-heading"><span id="toc2">土地にかかる税金について</span></h2>



<p>土地にかかる税金は、<br>課税標準額×1.4％が取られます。</p>



<p>…え？2,000万円の土地だと、48万円も取られるの…？<br>と思う方もおられるかもしれませんが、<br>住宅用地の場合、課税標準に特例措置が適用されます。</p>



<p>200m<sup>2</sup> までは1/6となり、<br>それ以上を超えた分は1/3となります。</p>



<p>ですので、300平米の場合、200平米は1/6、100平米は1/3となりますので、<br>課税標準額＝2000万円×(200/300＊1/6＋100/300×1/3)＝500万円　となります。</p>



<h3 class="wp-block-heading"><span id="toc3">購入価格と評価額の関係</span></h3>



<p>また、課税標準額=土地の購入価格ではなく、<br>大体6割～7割とされています。</p>



<h2 class="wp-block-heading"><span id="toc4">家屋にかかる税金に関して</span></h2>



<p>【価格（評価額）】　=　再建築費評点数　×　経年減点補正率等　×　評点1点当たりの価額</p>



<p>再建築費評点数…評価の時点において、評価の対象となった家屋と同一のものを<br>その場所に新築するものとした場合に必要とされる工事費などに相当するもの<br> 経年減点補正率等…家屋の建築後の年数の経過によって生ずる損耗の状況に応じて<br>減価補正を行うための補正率など<br> 評点1点当たりの価額…木造家屋1.05円、非木造家屋1.10円、簡易附属家1.00円<br>で計算されます。</p>



<h3 class="wp-block-heading"><span id="toc5"> 再建築費評点数 </span></h3>



<p>非木造住宅：大体購入額の60％をベース。<br>木造住宅：だいたい購入額の70％をベース。</p>



<h3 class="wp-block-heading"><span id="toc6">新築住宅</span></h3>



<p>新築住宅の場合、120平米までの部分まで税金の1/2が減額されます。<br>減額される期間は、3階建て以上で耐火・準耐火住宅で5年間、それ以外は3年間になります。</p>



<h3 class="wp-block-heading"><span id="toc7"> 経年減点補正率等 </span></h3>



<p>非木造の場合、下記の通り経年減点補正率は変わっていきます。<br>毎年、2％程度低下していき、最終的に20％となります。</p>

<h3 class="wp-block-heading"><span id="toc8">3000万円の家を建てたとすると</span></h3>



<p>例えば3,000万円の新築の家を建てたとすると、3年目まで半額となり12万円。</p>



<p>新築住宅にかかる固定資産税の減額措置がなくなる<br>4年目が一番高く、22万円の税金がかかることになります。</p>



<p>見直しは3年ごとに行われますので階段状になります。</p>



<p><span class="bold-red"><span class="marker-animation">45年間で、約500万円支払うことになりそうですね。。</span></span></p>

<p>・固定資産税は課税評価額は1.4％<br>・課税評価額は、<br>　土地　⇒　購入価格の65%<br>　家　　⇒　1年目で60％。それ以降約2％ずつ下落<br>・特例措置で、<br>　土地　⇒　200m<sup>2</sup>まで1/6に減税<br>　家　　⇒　新築3年間は半額</p>



<p>↓</p>



<p>土地3000万円、家3000万円の場合、<br>１～３年　⇒　　3000×65％×1.4％×1/6　＋　3000×60％×1.4％×1/2　<br>　　　　　　　＝4.5万＋12万円＝16.5万円<br>4～年　　⇒　　3000×65％×1.4％×1/6　＋　3000×60％×1.4％×92％　<br> 　　　　　　　＝4.5万＋22万円＝26.5万円</p>



<p>ざっと、<br>・土地は購入価格の0.15％、<br>・家は0.8％×(100％-2×築年数)　　(3年目までは1/2)<br>で計算できることになります。</p>

<p>不動産の検討の際にややこしい、面積の換算を行います。</p>



<h3 class="wp-block-heading"><span id="toc2">平米＝m2</span></h3>



<p>平米は　m<sup>2</sup>　です。<br>マンションでよくあるのは　70m<sup>2</sup>　,　90m<sup>2</sup>　,とかですね。</p>



<h3 class="wp-block-heading"><span id="toc3">坪、畳</span></h3>



<p>1坪は</p>



<p>1坪＝　3.305785m<sup>2</sup>　</p>



<p>と定められています。<br>3.3倍と覚えておけばいいでしょう。</p>



<p>1畳は江戸間、京間など地域によって、1畳の大きさは変わってきますが、<br>坪の半分を1畳としてカウントしています。ですので、</p>



<p>1畳　＝　1/2坪　＝　1.65289m<sup>2</sup></p>



<p>で計算しています。</p>
