<p>試算結果は、下記の通り、<br>②1回あたりの修繕費用<br>③修繕のために必要な<span class="marker-animation"><strong>毎月の</strong>積立金</span><br>④平米あたりに換算した場合の積立額<br>が表示されます。<br></p>

<p>上記試算の場合は、毎月1戸あたり「15,115円」の積立が必要となります。<br>実際は、大きい部屋の人ほど負担額を大きくする傾向にありますので、<br>平米あたりに換算すると「216円/m<sup>2</sup>」の積立が必要となります。<br>※例)80平米の人は　80×216＝17,280円</p>

<p>本家の<a rel="noopener" target="_blank" href="https://www.jhf.go.jp/simulation_loan/m-simulation/index.html">マンションライフサイクルシミュレーション<span class="fa fa-external-link external-icon anchor-icon"></span></a>は、<br>細かい計算ができますが、</p>



<p>入力が少しめんどう、計算結果が見づらい点がありましたので、<br>必要な項目だけを入力、出力するようにしています。</p>



<h3 class="wp-block-heading"><span id="toc7">データの信頼性と、マンションの規模</span></h3>



<p>上記の通り簡略化したところもありますが、おおもとの計算式は、<br>「<a rel="noopener" target="_blank" href="https://www.jhf.go.jp/files/400353769.pdf">マンション ライフ サイクル シミュレーション ～長期修繕ナビ～の解説書<span class="fa fa-external-link external-icon anchor-icon"></span></a>」<br>を使っています。</p>



<p>上記、解説書のデータの信頼性と、対象とするマンションの規模は、下記の通りです。</p>



<p>住宅金融支援機構が実際に融資を実行したデータをもとに作成されていますので、<br>信頼性は高いと考えられます。</p>



<p>また、規模としては、足場の組めない<br>タワーマンションを除いた規模のマンションとなっていますが、<br>30階以下となっていますので、ほぼほぼのマンションで適応できると思います。</p>

<p>本家の<a rel="noopener" target="_blank" href="https://www.jhf.go.jp/simulation_loan/m-simulation/index.html">マンションライフサイクルシミュレーション<span class="fa fa-external-link external-icon anchor-icon"></span></a>は、</p>



<p>・地域による金額の違い<br>・1回目、2回目、3回目で金額が若干違ってくる<br>・建築面積などもう少し詳しい情報が必要</p>



<p>などがありますが、この計算機では省略しています。</p>



<h3 class="wp-block-heading"><span id="toc9">年度ごとの計算について</span></h3>



<p>年度ごとの資金収支計画についても</p>



<p>試算結果分積み立てていれば、<br>必要な年度に必要な額が積み立てられているはずですので、<br>対象外としております。</p>



<p>※年度ごとがあると、目が散って要点がわかりにくくなるので省いています。</p>

<p>200円/平米・月程度</p>



<p>となっており、計算結果はそこら辺の値に落ち着くことがわかりました！</p>

<p>新築マンションの修繕費は最初かなり安く抑えられていると思いますが、<br><span class="marker-animation-2071">結局かかるもの</span><span class="marker-animation-2071">分</span><span class="marker-animation-2071">は後で徴収されます。</span></p>



<p>かといって、管理組合で積立額を変更するのは、骨がいる作業ですので、<br>各家庭で足りていない分をきちんと把握し、別に保管しておくことが必要ですね！！</p>

<p>土地、建物ともに、購入価格の50～70％といわれています。</p>



<p>建物は、劣化していくので、評価額は下がっていきます。</p>



<p>木造の方が下がりやすい傾向がありますので、一戸建ての方が下がり幅は大きいです。</p>

<p>建物が建っていると、軽減税率が適応されます。</p>



<p>下記表の通りとなっており、<br>建物は、新築3年間or5年間固定資産税を減額、<br>土地は、よほど大きな土地でなければ、1/6となります。</p>



<p>また、都市計画税には、建物の減額はありませんが、土地には、減税措置が取られています。</p>

<p>・一戸建ての場合、購入価格の70％が土地代、購入価格の30％が建物代になります。</p>



<p>・マンションの場合、購入価格の30％が土地代、購入価格の70％が建物代になります。</p>



<h2 class="wp-block-heading"><span id="toc6">マンションの方が高い。</span></h2>



<p>土地には評価額が1/6に軽減され、都市計画税は1/3に軽減されるのに対し、<br>建物は新築の3，5年間しか軽減されないため、建物にかかる税金の方が高くなります。</p>



<p>よって、購入額のうち建物価格の割合が大きいマンションの方が高くなります。</p>
