<p>新築マンションを買うことになりましたが、そこのインターネットが、<br>UCOM光レジデンス決め打ちで(その代わり、毎月1000円)<br>速度が出なかったらどうしようと悩んでいました。。。</p>



<p>そこで、色々と検索したのですが、あまりいい検索結果が出てこなかったので、<br>これから来るであろう人のために、「実際住んでみて」「使ってみて」のレビューしてみたいと思います！</p>



<h2 class="wp-block-heading"><span id="toc2">方式が２種類あります</span></h2>



<p>まず、ucom光では、方式が２種類あり、</p>

<p>・「光配線方式」<br>・「LAN配線方式」</p>

<p>があります。<br>簡単にいうと、</p>

<p>・「光配線方式」　→　居室まで1Gで！<br>・「LAN配線方式」　→　1Gをみんなで分け合おうぜ。</p>

<p>という形です。<br>・光配線の場合混みあわずにいつでも早い。<br>・LAN配線方式の場合、混みあう場合があり遅くなる可能性あり。</p>



<p>ということで、基本的には光配線＞LAN配線方式となります。</p>

<p>そこで、まずうちの<a rel="noopener" target="_blank" href="https://ucom-r.ne.jp/search.html">UCOM光レジデンス<span class="fa fa-external-link external-icon anchor-icon"></span></a>の情報を調べたところ(マンション名から検索できます。)、</p>



<p>下記の通り、</p>

<p>マンション共用部まで1G、共用部から居室まで1Gということで、<br>上記で説明した、LAN配線方式であることが分かります。</p>
</div>



<p>ただ、250戸以上のマンションなので、1Gを200戸みんなでってことはない？？？気がするのですが、、、どのようにひかれているのはわかりませんでした。<br>(IPアドレスが20個だから、20Gが割り当てられてる？？と思いたいのですが、そんなことはないのでしょう。。笑)</p>

<h2 class="wp-block-heading"><span id="toc4">実測値は爆速。700Mbpsを記録！！</span></h2>



<p>ということで、入居するまでは遅かったらいやだな～～～と思っていたのですが、まず大前提として、実際に入居してみてここ１年で、全然速さに困ったことはありません。</p>



<p>ルーターもどうせなので早いものをと思ったので、<br>TP-LINKの5400Mbps対応のものを買って使っています。<br>ですので、ルーターの影響は無しと考えてください。</p>

<p>その結果としては、深夜の誰も使っていないときというのもありますが、</p>

<p>みんなが使っているであろう、夜９時とかにも測定したのですが、<br>300Mbpsほど出ているので、かなり優秀だなと感じます！</p>

<p>特にアップロードで600Mbps出ているのは、さりげなくうれしく、子供の写真をクラウドに上げるときなどは、</p>

<p>UCOM光レジデンスの評判とか見ると、遅い、、、など書いているものが多数ありましたが、実際内の場合は、</p>

<p>平均して500Mbps以上出る！<br>これが月額1000円は大成功！！</p>

<p>って感じです。マンションでの契約なのもあり、「月額1,000円」で使えるのにこの速さは、いいですね！戸建てだと4,000円以上は払わないといけないと思いますので、年間4万円近くの節約にはなっているのかな～と思います！</p>



<p>次のマンションで、UCOM光レジデンスが導入されている。。。というので落ち込む必要はないのであしからず。笑</p>

<p>今回、新築マンションを購入するにあたり、<br>80平米弱と、大きさは気に入っていたのですが、</p>

<p>・4LDK<br>かつ<br>・収納が多い</p>
</div></div>



<p>間取りになっていたので、</p>



<p><span class="marker-animation">LD</span><span class="marker-animation">K</span><span class="marker-animation">が小さめ(11畳程度)になっていました。</span></p>



<p>今後の家族構成を考えても、<br>子供部屋2つ、夫婦部屋1つの3LDKで十分なので、<br>3LDKに変更したい！と思ったのですが、残念ながら、そのようなプランは無し。。。</p>



<p>結局、自分でリフォームを頼むことになりました。</p>



<p>そこで、今回は、その経緯と、費用について説明していきたいと思います。</p>



<h2 class="wp-block-heading"><span id="toc2">平米数と金額はok!!でも間取りが、、、</span></h2>



<p>リフォームに至った経緯は下記のとおりです。</p>



<p>①いいマンションが見つかる。(駅近、買い物が楽)<br>↓<br>②大きさと価格的に、いい部屋発見。<br>↓<br>③営業担当の方より、4LDK→3LDKに変更するプランがあるはずと説明を受ける。<br>↓<br>④実際にプランが出てくるとそのようなプランはなし…<br>↓<br>⑤自分でリフォームするしかない。</p>



<p>③の時点で、正直かなり気に入ってしまっていたので、<br>後に引けない状態になり、リフォームに至った感じです。</p>



<p><span class="marker-animation">プランについては致し方ないのですが、<br>3パターンもあって、思った間取りがない場合もありますので<br>これから新築の方はご注意ください。</span></p>



<h3 class="wp-block-heading"><span id="toc3">最初のザックリ見積もりは50万はかからないと思う。。。</span></h3>



<p>かといって、リフォーム代が100万~200万かかるとなれば、話は違ってくるので、<br>どれくらいかかるか、概算で聞いたところ、50万はかからないとの返答。</p>



<p>正直この回答が、高いのか、安いのかわからなかったのですが、<br>貯金に励むことになりました。</p>



<h2 class="wp-block-heading"><span id="toc4">実際に打ち合わせをして出てきた見積もりは、24万と44万！</span></h2>



<p>ということで契約。<br>50万円がどう化けるのか…<br>不安で不安でしょうがなかったのですが、<br>インテリア相談会のついでに、リフォームの打ち合わせも行い、<br>撤去する壁についていたコンセントを移設する場所などを決め見積もりを出してもらいました。</p>



<p>結果、出てきた見積もりがこちらです。</p>



<p>①税込み24万円のもの</p>

<p>なぜ2パターンの見積もりが出てきたかというと、</p>



<p>壁を撤去する<br>→その部分の、「床材」「壁、天井のクロス」が無くなる<br>→新しく張り替える必要がある。<br>→新しく張り替える際に、<br>①その一部だけを張り替える必要があるのか？<br>②寸法が合わないので、1室全部を張りなおす必要があるのか？<br>で大きく作業工程が異なってくるからです。</p>



<p>フロアというのは、一見ただの板のように見えますが、<br>下記画像のように、コンクリート上に、フロアをはめ込んで接着しています。</p>

<p>ですので、ある程度決まった幅があり、<br>①かべを撤去した床面の左右2枚だけ張りなおし、既定の幅が維持できそうな場合と、<br>②壁を撤去した周辺だけ直すと、細い幅の板が残ってしまう場合があります。</p>

<p>マンションの清掃費は、ほぼ人件費になりますので、</p>

<p>ここで、人件費に関しては、バイト代などなどを考えれば、何となく判断つきますが、<br>時間に関しては、判断がつきにくいと思います。</p>



<p>そこで、上記の式を<br>判断がつきやすい情報である清掃面積<br>を用いて表すことができるように変換していきたいと思います。</p>



<p>計算式の変換は下記の通りで、<br>人件費と平米あたりの清掃時間の掛け算の値となります。</p>

<p>建築保全業務積算要領のデータは、<br>下記のようなデータとなっており、<br>・清掃場所(玄関、廊下、トイレなど)<br>・床などの情報(カーペットかそれ以外か)<br>・作業内容(除塵、水拭きなど)<br>・清掃周期<br>・単位(基本は、100平米当たり)<br>・歩掛り(単位当たりにかかる時間)<br>が記載してあります。</p>

<p>ここで、歩掛とは、<br>1日8時間働く想定で、そのうち何割を占めるかを表しています。<br>例えば歩掛り0.25であれば、8×0.25＝2時間かかることがわかります。</p>



<p>また、清掃員にはレベルが決められており、<br>3年未満の方が清掃員C、3~6年の方が清掃員B、6年以上の人が清掃員Aと分けられており、<br>各々、日給が定められております。</p>

<p>それでは、上記のデータから、さっそく平米単価を計算していきたいと思います。</p>



<p>前提条件は、<br>・東京の人件費<br>・清掃員B(3年～6年の中堅社員)の作業<br>としています。</p>



<h3 class="wp-block-heading"><span id="toc7">床の日常清掃の単価</span></h3>



<p>まずは、床清掃の清掃単価です。</p>



<p>エレベータホール以外は、1平米当たりの単価を、<br>エレベータは1台当たりの単価を記載しています。</p>

<p><br>・玄関ホール、廊下など、一般的な硬い床は1平米当たり3円程度であることが分かります。<br>　掃除時間としては、100平米で11分程度かかる計算になっています。<br>　ファミリーマンションの平均的な間取りが70平米前後ですので、<br>　その床を10分弱で掃除するイメージですね。<br>　物がない前提ですので、全然余裕だと思います。</p>



<p>・階段は、平米単価は8円程度となっており、<br>　廊下などの2.5倍程度の時間がかかる計算になっています。<br>　1段ずつ掃除を行う必要がありますので、時間がかかりますね。</p>



<p>・事務室などで繊維床のでは少々時間がかかり平米単価が4分となっております。</p>



<p>・そのほか、便所(10円/平米)、食堂(6円/平米)などの床の掃除は時間がかかることになっています。</p>



<h3 class="wp-block-heading"><span id="toc8">床以外の日常清掃の単価</span></h3>



<p>次は床以外の清掃です。<br>玄関ホールでいえば、フロアマットの除塵や、扉を拭く、<br>廊下で行けば、手すり拭き(目隠し板の掃除)などが該当します。</p>

<p>・玄関ホールは、窓ガラスなどが多く使われていますので、床掃除より単価が高く、<br>　1平米当たり5.8円となっております。床掃除の約2倍ですね。</p>



<p>・廊下は、手すり拭きなどで1平米当たり2.6円となっております。<br>　床とほぼ同等の単価になっています。</p>



<p>・階段の手すりは、こちらは1段ずつ清掃する必要がないので、<br>　廊下と同じ時間となっています。</p>



<p>・その他、高いのは、喫煙スペースや便所です。<br>　備え付けられているものが多いところ、<br>　汚れやすいところは単価が高くなっていることが分かります。</p>

<p>ということで、ここまで清掃単価を確認してきましたが、<br>実際にどのように使用できるか確認していきたいと思います。</p>



<p>下記のようなマンションの1階部分を確認してみましょう。</p>

<p>階段の面積は、8平米とすると<br>・床掃除　8平米　×　7.9円　＝　63円<br>・手すり掃除　8平米　×　2.6円　＝　21円</p>



<p>エレベータは1台当たり　52円＋157円</p>



<p>共用部屋70平米は、フローリング前提で、<br>・床掃除　70×3.1円/平米　＝　217円<br>・ごみ収集　70×1.2円/平米　＝　84円</p>



<p>となります。ですので、このフロアを掃除してもらうためには、<br>1回あたり、1055円かかることになります。</p>



<p>実際には、<br>・廊下の手すり掃除は毎回やらない。<br>・エレベータや、共用部屋は全戸数で割る。<br>・1か月に何回行うか<br>などなどをして計算してあげることで1戸ごとの清掃費用<br>を簡単に見積もることができます。</p>

<p>今回は、国の出しているデータを用いて、清掃単価を算出してみました！</p>



<p>実際の計算としては、人の人数×(半日作業、1日作業)などで計算されますので、<br>この単価通りにはいかないと思いますが、<br>高いのか安いのかの判断材料にはなると思います！</p>

<h3 class="wp-block-heading"><span id="toc3">清掃費用について</span></h3>



<p>マンションの清掃は日常清掃、定期清掃とありますが、<br>どちらも基本的には、</p>



<p>・人件費(+掃除道具代)　×　時間</p>



<p>で決まります。</p>



<p>例えば、人件費が2000円/時で8時間で清掃が終われば、<br>2000円/時間×8時間＝16000円</p>



<p>となります。<br>人件費については、各社の考え方がありますので、判断の使用がありませんが、</p>



<p><span class="marker-animation">時間は、清掃する面積によって決まりますので、<br>清掃する面積をきちんと把握しておくことが重要です。</span></p>



<p>また、見積もりで10時間かかるといってきた場合に、<br>きちんと面積を把握しておくことで、8時間で済むのではないかと、<br><span class="marker-animation">交渉する際の武器になります。</span></p>

<p>それではさっそく清掃面積を計算する方法を説明していきたいと思います。</p>



<p>今回は、清掃の大部分を占める<br>・廊下<br>・階段<br>・マンション回り<br>について、確認していきたいと思います。</p>



<h3 class="wp-block-heading"><span id="toc6">廊下の面積</span></h3>



<p>まずは廊下の面積です。<br>今回の計算では、下記画像の通り、「片廊下」を想定しております。</p>

<p>以上の面積を求めることができたら、これを戸当たりに割り戻してみます。</p>



<p>初期値のマンションの場合、「17平米分/戸」の共有面積を持っていることが分かりました。</p>



<p>このことより、毎月17平米　×　清掃回数　に当たる清掃費を払う必要があることが分かります。</p>
