<p>フラット35などで返済すると約1.1％の金利。<br>変動金利を選択すると約0.5％の金利</p>



<p>となっています。</p>



<p>3500万円、35年間フルローンで、<br>・金利1.1％の場合　317万円の利息<br>・金利0.5％の場合　723万円の利息</p>



<p>となります。</p>

<p> 3500万円、35年間フルローンで、0.1％金利が下がるだけでも、<br>・金利1.1％の場合　723万円の利息<br>・金利1.0％の場合　653万円の利息 </p>

<p>金利が1％で<br>頭金の効果を確認してみます。<br>35年間のローンとして計算すると、</p>



<p>・3500万円　頭金0万円　　利息653万円<br>・3500万円　頭金500万円　　利息560万円(対頭金無し▲93万円)<br>・3500万円　頭金1000万円　　利息467万円 (対頭金無し▲186万円) </p>



<p>となります。<br>が、1000万円を全世界の投資信託に回し、35年間かけて投資した場合、<br>最低2倍にはなっていると思いますので、<br>確実に節約にはなりますが、頭金の効果はそこまでないように思います。</p>

<p>返済額の計算は、下記のとおりです。</p>



<p>①まず、元本を、「毎月分」と「ボーナス返済分」に分けます。<br>②それぞれ、下記の計算式で毎月の返済額を計算します。<br></p>



<p>・毎月の返済の場合、金利は月の金利(＝金利/12)で計算します。<br></p>



<p>毎月の返済額 <br>＝ (借入金額 – ボーナス返済分)×月金利 × (1＋月金利)<sup>返済回数</sup> / ((１＋月金利)<sup>返済回数</sup> −１)</p>



<p>・ボーナスの返済分は、半年ごとの金利(＝金利/2)で計算します。<br>　また、返済回数は、2回/年で計算を行います。</p>



<p>ボーナス返済額 <br>＝ ボーナス返済分 × 金利 × (１＋半年金利）<sup>返済回数</sup> ／ ((１＋半年金利）<sup>返済回数</sup> − １）</p>

<p>住宅ローンの借入可能額を計算します。</p>



<h3 class="wp-block-heading"><span id="toc2">借入限度額について</span></h3>



<p>借入可能額は、一般的に年収の35％が上限といわれています。</p>



<p>35年ローンで35％上限で住宅ローンを借りるとなると、計算上では、<br>年収500万円の場合、固定金利1.1％で5000万円の家が買えることになります。</p>



<p>しかし、<br>・約20％が税金と社会保険料で引かれ、手取りで400万円。<br>・ここから35％返済に充てるとすると、400-175=225万円<br>・親子3人、節約して衣食で毎月10万円としても225万円-120万円=105万円。<br>＋家の維持費、マンションの管理費、駐車場代などを考えると、<br>　ほぼ貯金ができないor遊ぶお金のない生活になると思います。</p>

<p>などなど、疑問は尽きません。</p>



<p>そこで今回は、マンションの全国平均の購入価格を確認してみました！</p>



<h2 class="wp-block-heading"><span id="toc2">使用するデータ</span></h2>



<p>使用するデータは</p>



<p>「<a rel="noopener" target="_blank" href="https://www.jhf.go.jp/about/research/H30.html">住宅金融支援機構のフラット35利用者<span class="fa fa-external-link external-icon anchor-icon"></span></a>」</p>



<p>のデータを用いており、</p>



<p>・2018年度版<br>・総件数22,655件のデータ<br>・フラット35(固定金利)を使用した人</p>



<p>が対象になっています。</p>



<h2 class="wp-block-heading"><span id="toc3">全国の平均・中央値を確認</span></h2>



<p>全国のデータを見ていきましょう！</p>



<p>今回確認するデータは、<br>・年齢・家族数・世帯年収・住宅面積・購入金額・手持金(頭金)・年収倍率・平米単価<br>です。</p>



<p>データの内容としては、<br>
・平均値：単純に平均したもの。<br>
・中央値：100個データがあった場合、下から50番目の人のデータ。<br>
を確認しています。</p>



<p>お金持ちが混ざっていた場合、大きく平均値を押し上げる場合がありますので、中央値を参考にしていただいたほうがよろしいかと思います。</p>

<p>・全国平均の購入年齢は37.5歳、中央値が37歳 <br>・住宅の面積は、平均112.2平米、中央値が109.3平米<br>・購入価格は、平均4,113万円　中央値は3,900万円<br>・その内建設費は平均値で2,778万円、中央値は2,850万円となっています。<br>となっているようです。</p>



<p>上記表にて、何となくの感触をつかんだところで、<br>各々のデータをヒストグラムを用いて、<br>確認していきたいと思います。</p>



<h3 class="wp-block-heading"><span id="toc5">年齢</span></h3>



<p>購入年齢の平均値は、37.5歳、中央値が37歳 でしたが、<br>下記グラフの通り30歳から35歳の間の購入する人が多くなっております。</p>



<p>39歳までの間に70％もの人が購入を決めています。</p>



<p>マンションの場合、35歳～40歳がピークになってきますので、<br>住宅の場合、少し早めに買う人が多いことが分かります。</p>

<p>家族人員については、下記の通り、<br>子供が1人生まれた後、2人目が生まれたあたりで買う人が多くなっているようです。</p>



<p>マンションでは2人で購入する層も多くなっていましたが、<br>一戸建ては子供ができてから購入する人が多くなっています。</p>

<h3 class="wp-block-heading"><span id="toc7">世帯の年収</span></h3>



<p>世帯年収は、平均値611万円、中央値545万円となっています。<br>が、下記グラフの通り、実際は400万円台で購入している層が一番多くなっています。<br> 約半分の方が、400万～600万円の時に購入しています。</p>



<p>ローンの返済率は年収の23％程度となるようです。</p>

<p>敷地の面積は平均値が220.8平米、中央値が194.8平米となっていますが、<br>下記グラフの通り、まったく当てにならないようです。</p>



<p>参考までに、三大都市圏と、その他の地域を並べてみましたが、<br>三大都市圏では、100平米以下が多いのに対して、その他の地域では、280平米超えの土地がかなり多い結果となっています。<br>各県ごとに確認する必要がありそうですね。</p>

<p>一方、住宅の面積は平均112.2平米、中央値が109.3平米と落ち着いた結果になっています。<br>地方で大きな土地を買っても、住宅自体はそこまで大きくしないようです。</p>



<p>ピークとしては、105平米～110平米となっており、<br>マンションの平均70平米に比べて30平米ほど大きいことになります。<br>一戸建ての場合、階段や廊下が必要になりますので、そのまま比べることはできませんが、部屋1つ増えるイメージになります。</p>

<p>また、一人当たりの住宅の面積のデータもグラフにしてみました。<br>25～30平米がピークとなっています。<br>100平米で3～4人家族という世帯が多い感じですかね。</p>

<p>購入価格は平均4,113万円　中央値は3,900万円となっており、<br>下記グラフの通り、ピークとしては、3,400万円台あたりとなっています。</p>



<p>マンションでは全国平均が4400万円あたりですので、<br>若干一戸建ての方が安いことになりそうです。</p>

<p>1平米あたりの購入価格としては、<br>平均で37.2万円、中央値35.2万円となっています。<br>一番多い価格帯としては、34万円～36万円となっています。</p>



<p>住宅の面積の中央値が100平米付近、平米単価の中央値が35万円、<br>掛け合わせて3500万円くらいの家が購入されていると考えると、<br>上記の購入価格のデータと一致していることが確認できます。</p>

<p>購入金額÷世帯年収のデータが下記の通りとなります。</p>



<p>11倍以上という恐ろしいデータは引退された人が購入されたものでしょう。</p>



<p>最頻値は7.0倍程度となっておりますが、<br>5.5倍～8.0倍あたりまで幅広いレンジで購入されています。<br></p>

<p>頭金は、2,2655件中、32％にあたる、7,345件が100万円以下となっております。</p>



<p>100万円以下を除いた最頻値は、300~400万程度となっています。</p>



<p>低金利時代ですので、少し払ったところで、大きく利息が減るわけではありませんが、<br>頭金をきちんと準備してから購入に至るケースが多いようです。</p>

<p>①購入価格は4000万円前後で世帯年収の約7倍程度<br>②年齢は、30歳~35歳で、子供が1人生まれたあたりで買う人が多い。<br>③敷地面積は、110平米当たり。<br>③33%の人が、頭金なしで購入している。</p>

<p>などなど、疑問は尽きません。</p>



<p>そこで今回は、マンションの全国平均の購入価格を確認してみました！</p>



<h2 class="wp-block-heading"><span id="toc2">使用するデータ</span></h2>



<p>使用するデータは</p>



<p>「<a rel="noopener" target="_blank" href="https://www.jhf.go.jp/about/research/H30.html">住宅金融支援機構のフラット35利用者<span class="fa fa-external-link external-icon anchor-icon"></span></a>」</p>



<p>のデータを用いており、</p>



<p>・2018年度版<br>・総件数7,849件のデータ<br>・フラット35(固定金利)を使用した人</p>



<p>が対象になっています。</p>



<h2 class="wp-block-heading"><span id="toc3">全国の平均・中央値を確認</span></h2>



<p>全国のデータを見ていきましょう！</p>



<p>今回確認するデータは、<br>・年齢・家族数・世帯年収・住宅面積・購入金額・手持金(頭金)・年収倍率・平米単価<br>となっております。</p>



<p>データの内容としては、<br>
・平均値：単純に平均したもの。<br>
・中央値：100個データがあった場合、下から50番目の人のデータ。<br>
を確認しています。</p>



<p>お金持ちが混ざっていた場合、大きく平均値を押し上げる場合がありますので、中央値を参考にしていただいたほうがよろしいかと思います。</p>

<p>・全国平均の購入年齢は39.1歳、中央値が37歳 <br>・住宅の面積は、平均100.8平米、中央値が100.8平米<br>・購入価格は、平均3442万円　中央値は3251万円<br>となっているようです。</p>



<p>上記表にて、何となくの感触をつかんだところで、<br>各々のデータをヒストグラムを用いて、<br>確認していきたいと思います。</p>



<h3 class="wp-block-heading"><span id="toc5">年齢</span></h3>



<p>購入年齢の平均値は、39.1歳、中央値37歳となっておりますが、<br>下記グラフの通り30歳から35歳の間の購入する人が多くなっております。<br>マンションの場合、35歳～40歳がピークになってきますので、<br>少し早めに買う人が多いことが分かります。</p>

<p>家族人員については、下記の通り、<br>子供が1人生まれ、3人家族になった時に買う人が多くなっているようです。<br>次いで、4人家族、夫婦二人という順番になっています。</p>



<p>マンションと違い、子供ができてから購入する人が多くなっています。</p>

<h3 class="wp-block-heading"><span id="toc7">世帯の年収</span></h3>



<p>世帯年収は、平均値555万円、中央値497万円となっています。<br>400万円当たりが一番多く、少しずつ件数がへっていくことがわかります。</p>



<p>年が若い人が多いためか、300万円代でも多くの人が購入しており、<br>ローンの返済率は年収の23％程度と結構高めになっています。</p>

<p>敷地の面積は圧倒的に100平米以下が多くなっております。</p>



<p>次いで、100平米～110平米、その次に多いのが120平米～130平米なようです。<br>車も置けて、2階建てと考えると120平米当たり必要になってくると思います。</p>

<p>次に、住宅面積です。<br>住宅の面積の平均値は100.8平米、中央値も100.8平米となっています。</p>



<p>実際のピークも95～100平米となっております。<br>マンションの場合は70平米がピークとなりますので、30平米近く大きな家に住めることになりそうです。(階段や、廊下が多い分実際はそれよりも小さいですが…)</p>



<p>95～110平米で全体の62％を占めておりますので、それ以上に大きい人は誇らしげにしてもいいともいます。</p>

<p>また、一人当たりの住宅の面積のデータもグラフにしてみました。<br>30平米がピークとなっています。<br>90平米で3人家族という世帯が多いことがわかります。</p>

<p>購入価格は平均3,442万円、中央値 3,251万円となっておりますが、<br>実際のピークとしては、2,600万円台となっています。<br>マンションでは全国平均が4400万円となっていますので、<br>建売の方が圧倒的に安いことが分かります。</p>

<p>1平米あたりの購入価格としては、<br>平均で67万円、中央値61万円となっておりますが、<br>実際一番多い価格帯としては、「48万円/平米」なようです。</p>



<p>また都心部では、100万円/平米以上で購入されている物件も多数あるようです。</p>

<p>頭金は、17001件中、33％にあたる、5647件が頭金なしとなっております。<br>100万円以下を除いた最頻値は、300~400万程度となっていますが、<br>正直それだけ払ったところで、大きく利息が減るわけではありませんので、<br>頭金はなしでいいのではないかと思っています。</p>

<p><span class="marker-animation">・まずもって、みんなはどれくらいで買っているの？<br>・どれくらいの年齢で買ってる？？<br>・実際、返済していけるのだろうか…</span></p>



<p>などなど、疑問は尽きません。</p>



<p>そこで今回は、マンションの全国平均の購入価格を確認してみました！</p>



<h2 class="wp-block-heading"><span id="toc2">使用するデータ</span></h2>



<p>使用するデータは</p>



<p>「<a rel="noopener" target="_blank" href="https://www.jhf.go.jp/about/research/H30.html">住宅金融支援機構のフラット35利用者<span class="fa fa-external-link external-icon anchor-icon"></span></a>」</p>



<p>のデータを用いており、</p>



<p>・2018年度版<br>・総件数7,849件のデータ<br>・フラット35(固定金利)を使用した人</p>



<p>が対象になっています。</p>



<h2 class="wp-block-heading"><span id="toc3">全国の平均・中央値を確認</span></h2>



<p>全国のデータを見ていきましょう！</p>



<p>今回確認するデータは、<br>・年齢・家族数・世帯年収・住宅面積・購入金額・手持金(頭金)・年収倍率・平米単価<br>となっております。</p>



<h3 class="wp-block-heading"><span id="toc4">ざっと、平均値、中央値、最頻帯を確認！</span></h3>



<p>まずは、結果を表にまとめましたので、ご確認ください。</p>

<p><br>・全国平均の購入年齢は42.4歳、中央値が40歳 <br>・面積は、平均68.3平米、中央値が70.2平米<br>・購入価格は、平均4,437万円　中央値は4,090万円<br>となっているようです。</p>



<p>上記表にて、何となくの感触をつかんだところで、<br>各々のデータをヒストグラムを用いて、<br>確認していきたいと思います。</p>



<h3 class="wp-block-heading"><span id="toc5">年齢</span></h3>



<p>購入年齢の平均値は、42.4歳、中央値40歳となっておりますが、<br>下記グラフの通り25歳～29歳で購入する人は非常に少なく、<br>30歳～40歳までがピークで、40歳以上が徐々に減っていくようです。</p>

<p>家族人員については、下記の通り、<br>子供が生まれる前or巣立ったあとの2人で買っている人が一番多く、<br>次いで、子供が1人生まれたあたりで買う人が多くなっているようです。</p>



<p>また、1人で買う人も意外に多いことがわかります。</p>

<h3 class="wp-block-heading"><span id="toc7">世帯の年収</span></h3>



<p>世帯年収は、平均値767万円、中央値636万円となっていますが、<br>1500万円以上の方がかなり平均値を押し上げているようですので、中央値を基準にしたほうがよさそうです。<br>400万円当たりが一番多く、少しずつ件数がへっていくことがわかります。</p>

<h3 class="wp-block-heading"><span id="toc8">住宅の面積</span></h3>



<p>住宅の面積の平均値68.3平米、中央値70.2平米となっています。</p>



<p>下記グラフより、70～75平米が一般的で、そこを外れると一気に件数が減ることがわかります。</p>



<p>また、75～80平米より、65～70平米のほうが多くなっております。<br>以外にコンパクトなマンションが販売されているようです。</p>

<p>また、一人当たりの住宅の面積のデータもグラフにしてみました。<br>20～25平米がピークとなっています。<br>70平米で3人家族という世帯が多いことがわかります。</p>



<p>また、30～40平米当たりも多くなっていますが、<br>1人でマンションを購入された世帯がここにあたりそうです。</p>

<p>購入価格は平均4,437万円、中央値 4,090万円となっておりますが、<br>実際のピークとしては、3000万円台となっています。</p>

<p>1平米あたりの購入価格としては、<br>平均で65万円、中央値58万円となっておりますが、<br>実際一番多い価格帯としては、「48万円/平米」なようです。</p>



<p>48×70平米＝3360万円ですので、購入金額のデータとも一致します。</p>

<p>購入金額÷世帯年収のデータが下記の通りとなります。</p>



<p>11倍以上という恐ろしいデータは引退された人が購入されたものでしょう。</p>



<p>最頻値は5.5倍程度となっておりますが、<br>4.5倍～8倍あたりまで幅広いレンジで購入されています。<br></p>

<p>頭金は、7849件中、23％にあたる、1802件が頭金なしとなっております。<br>最頻値は、300~400万程度となっていますが、<br>正直それだけ払ったところで、大きく利息が減るわけではありませんので、<br>頭金はなしでいいのではないかと思っています。</p>

<p>新築マンションのデータを確認してきましたが、</p>



<p>①購入価格は4000万円前後で世帯年収の約5～6倍程度<br>②年齢は、35歳~40歳で、子供が1人生まれたあたりで買う人が多い。<br>③頭金は、中央値で387万円となるが、23%の人が、頭金なしで購入している。</p>



<p>ことがわかりました。</p>

<p>返済期間が後であれば後であるほど、メリットは小さくなっていきます。</p>

<p>2.0％程度で自動車ローンを借りることができているのであれば、<br>焦ってい返す必要はないと思いますが、</p>



<p>ディーラなどの自動車ローンを用いて、<br>高い金利で借りている場合、早めに返済するとメリットが大きくなります。</p>



<p>余裕資金があるのであれば、検討してみてもいいと思います。</p>

<p>まずはわかりやすいデメリットから説明していきます。</p>



<p>デメリットは大きく2点</p>



<p>①返済期間が長くなることで、利息が増える。<br>②返済期間を延ばすと、ローン返済より退職を先に迎える。</p>



<p>になります。<br>一つずつ実例を交えて説明していきたいと思います。</p>



<h3 class="wp-block-heading"><span id="toc4">①返済期間が長くなることで、利息が増える。</span></h3>



<p>返済期間が長くなると、その分利息が増えてしまいます。<br>実際に先ほどの計算機で計算してみると、</p>



<p>・3500万円のローンを<span class="marker-animation">金利0.6％</span>で借りた場合、<br>　返済期間35年で、利息が381万円<br>　返済期間40年で、利息が436万円<br>　<span class="marker-animation"><span class="bold-red">よって、40年に延ばすことで55万円余分にお金を払う必要があります。</span></span></p>



<p>・また、金利が<span class="marker-animation">1.0％</span>になった場合では、<br>　返済期間35年で、利息が650万円<br>　返済期間40年で、利息が748万円<br>　<span class="bold-red"><span class="marker-animation">と、約100万円近く余分にお金を支払う必要があります。</span></span></p>



<p>100万円となると結構大きなお金に見えますが、<br>35年間で割ると、1年間で約3万円、月で3千円程度の差ということになりますね。</p>



<h3 class="wp-block-heading"><span id="toc5">②返済期間を延ばすと、ローン返済より退職を先に迎える。</span></h3>



<p>これについても不安になる人がいると思います。</p>



<p>30歳で住宅ローンを組んだ場合、65歳で退職するとすると、<br>5年間まだローンを返済しないといけない状態です。</p>



<p>3500万円、40年ローンで組んだ場合、<br><span class="marker-animation"><span class="bold-red">35年後でも、まだ485万円分のローンが残っており、<br>そのまま返済していくとなると、毎月8.2万円の返済が必要になります。</span></span></p>



<p>正直まだそんなにあるの？？というイメージですね。。</p>



<p>ですが、実際に支払う総額としては、<br>先ほどの説明の通り50万円～100万円の差しかないので、<br>毎月の支払金額が少ないからと言って、その分を使ってしまうことなく、<br>500万円ほど余分に貯金を残しておく必要があるということですね。</p>

<p>ここまでの内容は簡単に理解できたと思います、</p>



<p>というか、</p>



<p>返済期間を長くすることにはデメリットしかないのでは？</p>



<p>と、思っているのではないでしょうか？<br>が、実はそうでもないんです。</p>



<p>金利を安くお金を借りられるチャンスは、<br>住宅ローンくらいですので、なるべく多く、なるべく長く借りることで<br>メリットが出る点も多数あります。</p>



<h3 class="wp-block-heading"><span id="toc7">①毎月の返済額を抑えることが出来る。</span></h3>



<p>若い時の方は、子供の養育費などにお金がかかりますし、<br>いろいろとやりたいことも、ほしいものも多いでしょう。</p>



<p>が、給料はそう多くありません。<br>よって、支出をどこかで抑える必要があります。</p>



<p>そこで、住宅ローンの返済期間を延ばすことによって、<br>毎月の返済額を抑えることが出来ます。</p>



<p>3500万円金利0.6%で住宅ローンを借りた場合、<br>・35年だと9.24万円/月<br>・40年だと8.20万円/月<br>の返済になります。<br>よって、月々1万円資金に余裕を持つことが出来ます。</p>



<p>特に返済額が大きくなってくるとこの効果は大きくなります。 </p>



<p>5000万円金利0.6%で住宅ローンを借りた場合、<br>・35年だと13.2万円/月<br>・40年だと11.72万円/月<br>の返済になります。</p>



<p><span class="marker-animation"><span class="bold-red">今の収入だと13.2万円/月は厳しいけど、<br>11.7万円ならどうにか行けそうな気がする！</span></span></p>



<p>年収が増えてきたら、返済期間を見直そう！<br>という手もありだと思います。</p>



<p>また、何かあった際に使えるお金を残しておくことは、重要ですし、少しでも利息を減らすためと、貧しい生活をしていたら、なんで家を買ったのかわからない状態だと思います。</p>



<p>若いうちでしかできないことを「無理せずに」<br>やれることは大きなメリットだと思います。</p>



<p>もし貯金がうまくいったらその分返済期間を速めればいいだけですので、無理に最初からフルスロットルで行く必要はありません。</p>



<h3 class="wp-block-heading"><span id="toc8">②差額を投資に回した場合はメリットも</span></h3>



<p>返済期間を延ばすことによって、<br>支払う金額を抑えることができることは上記で説明しました。</p>



<p>では次は、<br>抑えられた分の支払額＝余裕資金と考え<br>その分を投資に回したとした場合の計算も行ってみました。</p>



<p><span class="marker-animation">3500万円を35年0.6％で借りた場合、年間110.9万円<br>3500万円を40年0.6％で借りた場合、年間 98.4万円<br>の返済となり、差額は【年間12.5万円】となります。</span></p>



<p>では、その12.5万円を、<br>35年間、2％の利率で投資できた場合を考えてみましょう。</p>



<p><span class="marker-animation">投資総額は、437万円となり、運用益は187万円となります。</span></p>



<p>先ほどのデメリットの計算で、<br>35年から40年に返済期間を延ばすと<br>利息は55万円増える結果となりましたので、<br>差し引き、187万円-55万円＝132万円得をすることになります。</p>



<p>ここ30年間の全世界の株式の増加率は約5％となっておりますので、<br>5％で計算してみると、運用益は690万円となり、<br>利息が増える分を大幅に上回ることになります。</p>

<p>住宅ローンといえば、35年というイメージがあったのですが、<br>40年でも借りられるローンがあることを知りましたので、<br>返済期間によって、どれだけ利息が変わるのか計算できるシミュレーションを作成しました。</p>

<p>購入金額と頭金を入力して、借入金額を決定してください。</p>



<h3 class="wp-block-heading"><span id="toc3">返済期間と金利</span></h3>



<p>返済期間と金利を2パターン計算できるようにしてあります。</p>



<p>任意の返済期間・金利で計算してください。</p>



<p>初期値は現在の変動金利レベルの0.6％で、設定しております。<br>3500万円借りた場合、35年と40年で、55万円の金利差が生まれるようです。</p>



<h3 class="wp-block-heading"><span id="toc4">差額を投資に回した場合</span></h3>



<p>返済期間を延ばすことによって、支払う金額を抑えることができます。<br>その分、「余裕資金」をもつことができます。</p>



<p>返済期間を抑えられた分の支払額＝余裕資金として、<br>投資に回したとした場合の計算も行ってみました。</p>



<p>3500万円を35年0.6％で借りた場合、年間110.9万円<br>3500万円を40年0.6％で借りた場合、年間 98.4万円の返済となります。<br>差額は、12.5万円となり、その分を35年間2％の利率で投資できたとすると、<br>187万円の運用益を生みます。</p>



<p>先ほど、利息が増えた分が55万円でしたので、<br>35年⇒40年にし、その差額を投資に回した場合、132万円得をすることになりました。</p>



<p>ここ30年間の全世界の株式の増加率は約5％となっておりますので、<br>5％で計算してみると、運用益は、690万円となり、<br>利息増分を大幅に上回ることになります。</p>

<p>住宅ローンの借入可能額を計算します。</p>

<p>借入可能額は、一般的に年収の35％が上限といわれています。</p>



<p>しかし、35年ローンで35％上限で住宅ローンを借りるとなると、<br>年収500万円の場合、固定金利1.1％で5000万円の家が買えることになります。</p>



<p>しかし、<br>・約20％が税金と社会保険料で引かれ、手取りで400万円。<br>・ここから35％返済に充てるとすると、400-175=225万円<br>・親子3人、節約して衣食で毎月10万円としても225万円-120万円=105万円。<br>＋家の維持費、マンションの管理費、駐車場代などを考えると、<br>　ほぼ貯金ができないor遊ぶお金のない生活になると思います。</p>



<h3 class="wp-block-heading"><span id="toc3">借入可能額は、自分の生活に当てはめて考える。</span></h3>



<p>上記の計算式から、借入可能額は、銀行から借りられる上限で定めるのではなく、<br>自分の暮らしをよく考えて、身の丈に合った借入額を考える必要があると思います。</p>



<p>具体的には、下記の式に当てはめて計算されることをお勧めします。</p>



<p>年間の返済額の上限<br>＝生涯の平均年収<br>ー税金(平均年収×20％)<br>－固定費・遊び代(4万円×12か月×人数)<br> ー車代(50万×台数)<br>ー目標の年間貯金額</p>



<p>例えば、<br>・現在の年齢が30才。<br>・これからのサラリーマン生活の生涯年収は600万円<br>・リタイア(65才)のタイミングで3000万円程度貯めたいと考えている場合</p>



<p> 年間の返済額の上限<br>＝生涯の平均年収　　600万円<br>ー税金(平均年収×20％)　120万円<br>－固定費・遊び代(4万円×12か月×人数)　192万円<br>ー車代(50万×台数)　50万円<br>ー目標の年間貯金額 　100万円<br>＝138万円/年＝11.5万円/月</p>



<p>という結果となります。<br>よって、そこから逆算すると家の値段は<br>4,000万円の(金利1.1%)家を買うことができることになります。</p>
